Slate Roofing in Ballarat — questions and answers
Short answers on slate roofing in Ballarat: when a registered builder is needed, what a Heritage Overlay changes, how a council describes slate repair, and what it says about flashings. Each rule is the regulator's or the council's, shown with the page and the date it was read.
Cost
How much does slate roofing cost in Ballarat?
We do not answer that with a price, because no government source sets one. A job above A$10,000 needs a major domestic building contract with a registered builder; the checker gives each rule with its source. Check which rules apply at your job's value.
Does re-slating a roof need a registered builder?
When the cost of the work passes A$10,000, a major domestic building contract is needed, and the builder must be registered under the Building Act 1993. There is no class named for roof slating in the Commission's class list, so ask which registration the quote sits under.

Process
How does a council describe slate repair?
The heritage sheet from a Victorian council says to clarify the condition of the existing slate before complete replacement is considered. The sheet says salvaged slate should go back on the roof alongside replacement slates where that is needed. It adds that new slate should match the existing slate in profile, colour, texture and finish
What do councils say about flashings?
The sheet says the battening and nailing system, and the materials proposed for flashings and valleys, should be documented as part of the application. Traditionally, lead flashings were used. The sheet notes that lead flashing today can raise occupational health and safety concerns, especially where rainwater is collected for drinking. It says galvanised steel flashings can be an acceptable alternative in most situations.
Timing
How quickly can someone get to me?
We cannot promise a time. It depends on the provider's bookings. Enquiries from the form go to a local provider, who contacts you directly.
Can slate roof work go ahead in any weather?
No source read for this site says. The provider decides on the day, so ask how the quote deals with wet days.
Permits and approvals
Does replacing slates need a planning permit?
It depends on the property. A council sheet says that generally, where existing original or significant roof cladding requires complete replacement, a permit is required, and that under Clause 43.0-1 of the Planning Scheme, a planning permit is not required for works, repairs and routine maintenance that do not change the appearance of the heritage place, if the proposal is carried out to the same details, specifications and materials as existing Council employ a team of dedicated full-time Heritage Advisors to help guide the decision-making process.
